A&E Coordinator/Project Manager (Future Opening)
- Coordinate with RF Engineers, Zoning and Construction personnel to ensure that the selected sites meet the engineering, zoning and construction requirements.   
- Assemble and submit a complete Site Candidate Package (SCIP) which includes; surveying all existing and useable structures and identify raw land build candidates.  Handling all work orders as they pertain to site acquisition. Also working to close them in the time determined by the Development Manager.   Coordinate with legal on legal language.  
- Procure zoning maps, parcel maps, street maps, and deeds for selected sites.   
- Coordinate and attend the site visit and tech visit with RF, Zoning, and Construction Teams.   
- Perform review of the zoning and construction drawings and make necessary changes.  
- Negotiate an acceptable lease agreement between the landlord of the approved candidate(s) sites and the client as well as any ancillary easement agreements.   
- Request a Title Report for the approved candidates.   
- Procure the landlords` signature on lease agreements, zoning application, Limited Power of Attorney, Memorandum of Agreements, Non-disturbance Agreements and Construction Drawings.   
- Attend all public hearings and community meetings as related to the site.   
- Ensure that all original documentation is stored in site completion book or master file.  
-Prepare and submit candidate packages for client review  
-Pre- zoning analysis for approved candidates 
- Prepare status reports    
Education & Experience:
- Wireless and/or Telecommunications industry experience required
- 3-5 years of Project Management experience using structured methodology required. 
- Experience working with multiple vendors within tight timelines. 
- Past experience understanding and communicating multiple work stream schedules.  
- Prior cross-functional team management experience required. 
- Demonstrated track record of successfully delivering solutions and managing multiple projects simultaneously. 
- Proven experience managing geographically diverse teams and/or teams in a matrix organization. 
- Bachelor’s degree from a four-year college/university or equivalent work experience required. 
Responsible for wireless site candidate identification, due diligence, and lease negotiations within a specified search area. Close interaction and coordination with RF engineering, zoning, and construction will be required. The Site Acquisition Specialist must be to be able to handle all related aspects for the cell sites to which they are assigned.   Site Acquisition services are related to site identification; reviewing the zoning feasibility; negotiating price, term, escalation, equipment location, property, securing property rights; conducting high quality construct ability review; preparing site sketch; reviewing title report for ownership, encumbrances, easements, etc.; obtaining landlord sign off on all drawings prior to submittal for compliance with public agency, and regular reporting of project status and schedule.

When you bring additional fields into a conversion, Quick Base often finds inconsistencies. For example, say you're converting your Companies column into its own table. One company, Acme Corporation, has offices in New York, Dallas and Portland. So, when you add the City column to the conversion, Quick Base finds three different locations for Acme. A single value in the column you're converting can only match one value in any additional field. Quick Base needs you to clean up the extra cities before it can create your new table. To do so, you have one of two choices:

  • If you want to create three separate Acme records (Acme-New York, Acme-Dallas and Acme-Portland) click the Conform link at the top of the column.
  • If the dissimilar entries are mistakes (say Acme only has one office in New York and the other locations are data-entry errors) go back into your table and correct the inconsistencies—in this case, changing all locations to New York. Then try the conversion again.
